Once a property is sourced we confirm that the property is worth its stated value for its age and condition. We will also ascertain whether the property will rent out and what level of rental it will achieve.

Many of the properties are distressed sales and we need to move quickly to ensure the deal goes through on time, to assist with this we have sourced an experienced team of solicitors and mortgage brokers to ensure everything goes smoothly.

Some of the best deals are sale and rent backs where the vendor wishes to remain in their property and rent it back from the new owner, this is a great deal for the investor, they have a ready made tenant who wishes to remain in the property, in many cases for some considerable time. Not only does the investor have no void period for rental, they also get a tenant who will still considers the property as their own and who will look after it accordingly.

Some older properties will require a certain degree of work to bring them up to a suitable standard for rental purposes, where this is the case we will have made an allowance on the pricing or offer an increased discount to enable the works to be carried out.
